Sheriff's Sale in Bucks County, PA

If you are thinking about buying a property at the sheriff's sale you will want to read this to help you. Before you buy there is a lot of information to know.

All the liens on the property need to be paid; mortgages, taxes, utilities, mechanic's lien...

Have a Title Company or An Attorney SEARCH THE TITLE!

The property may still be occupied by who... Owner or Tenant? How will you get them out?

You will not be able to inspect the property; Can you tell what kind of condition it is in? Was it on the market before? Can you get some info from the Listing Agent? Does it have a working septic system?

If you plan to bid on a property be certain that you have with you no less than 10% of your highest bid. This amount must be paid immediately after the sale when you come up to sign to condition of sale and must be in the form of cash or certified check. If the amount on your certified check is higher than that 10% bid, the surplus will be applied to the balance due. The balance of the bid must be paid within 10 calendar days from the date of the sale, in the Sheriff's Office. All monies payable to the Sheriff of Bucks County.

After the property is sold their is no right of redemption period for the owner.
