Wake Up and Smell the Investment Opportunities !

The best time to invest is when the markets are down. Unless you are living under a rock you must be aware that the real estate market is hurting.

Some Contractors have been waiting for this moment to buy. There are so many fixer-uppers aka Dumps that have become money makers. It is harder to find work these days for self employed contactors that some people are building teams to rehab foreclosures and short sales in the area and are creating jobs, improving the neighborhoods & making money!

Here is an article I read today about foreign inventors buying property in America. This may help you determine about investing in America!

This year I've seen some pretty beat up properties turn to beautiful homes. Homes that were purchase for under $100,000 in Bucks, Montgomery, and Lehigh Counties. In May I sold a single home in Coopersburg for $95,000 and we executed an agreement before listing it on the Multiple Listing Service (MLS) for $193,500 which settled in August. These same investors purchased a home in Richlandtown for $92,000 in September and will be putting in back on the market in October.

I also have another client that purchased a rowhome in Red Hill Borough for $65,000 from Auction in May and It went under contract in September. The listing price of that home is $165,000.

Are you looking for any agent to help you with your investment properties? I like working with contractors. My dad is a retired contractor so growing up I learned a lot from him and his friends. I also rehabbed my own home in 2005 (of course with the help of Dad). I understand the cost of materials and time. I also enjoy that investors are looking at dollar amount, as I do enjoy working with other buyers, Investors have less emotion into the deal. It is a business decision and it is easier to move on to the next property if the numbers do not work. I also work with a local bank who I list REO properties for. I usually know about them a few months before they go on the MLS.
