Heritage Creek is a wonderful 55plus community in Warwick township Bucks County.

The prices have gone up since last year and there is great demand, especially for homes with a basement.

I looked up the mls and prepared a market report for November 2011. I emailed it to prospects.

I am a Seniors real estate specialist and receive calls often for information. I would like buyers to know that prices have gone up so they should not wait for it to bottom out. I would like sellers to know that if prices right , their home will sell.

One home sold in November . It was listed for $489,900. It sold for $475,000. It was on the market for 83 days.

There are 3 homes pending settlement currently. The average list price is $517,933. Highest list price is $579,900 and lowest list price is $474,900. They were marketed for an average of 48 days.
