This post is a follow-up to a recent post I did, http://activerain.com/blogsview/177479/My-seller-s-out. If read that post, you'll know that I was trying to get a full price contract signed for a property, but the seller was out of town and the selling agent was using the week's wait to continue to market the property. I was anxious to see how it would pan out, since this same scenariio had occurred with my client before and she ended up losing the price war.
The seller came back to Wilkes-Barre on Wednesday and sat down with his Realtor and lawyer on Thursday to discuss the offers. I say offers because the selling agent did manage to get another offer on the property, which she presented with our offer on Thursday. I knew something was up when the selling agent called me on Wednesday to ask if my client was still waiting for a response.
I got the response on Friday. My client's offer was accepted, as originally written. This was a great relief for both me and my client. I got a signed copy in my hands on Friday, sealing the deal so we can move forward to inspections.
I have to say that I think what the selling agent did was very sneaky. I know, an offer isn't a contract until it's signed by both sides, but it's still a very sneaky thing to do. I imagine their offer wasn't full price, or we would have gotten a phone call on Friday telling us to bring our highest and best. I am so pleased for my client that we didn't get that response. She would have walked, no run, away as fast as she could and we'd be starting over again.
Well, on to inspections and then to closing. We'll see what pops up this week.
