Prince Edward Island Real Estate - Choosing a PEI Lawyer

One of the important factors in purchasing a PEI Real Estate property is having a good PEI lawyer. The main role of the PEI lawyer is to do a PEI Title Search on the PEI property. This title search protects the purchaser and makes sure that there are no leans or problem mortgages, and makes the property legally secure to the purchaser. First of all, it is nice if the PEI lawyer is a nice person and will take the time to explain all aspects of buying in PEI. The PEI lawyer also must work well with the other PEI lawyers to get the transaction closed and successful. If the PEI lawyer is too combative, the transaction will have less chance of being successful. Secondly, a good PEI lawyer must be accessible by phone, email, and other communication avenues. It is also a bonus if you can access the actual lawyer and not always be dealing with the lawyer's paralegal. Thirdly, a good PEI lawyer must make sure that important submissions and deadlines are met. For example, some properties in PEI have to be submitted to the Island Regulatory & Appeals Committee. This Committe meets a certain times and if the PEI lawyer doesn't get the application in on time, there will be a delay until the Committee meets again. This delay should not happen if the PEI lawyer is doing the job. Fourthly, it is probably better to get a PEI Lawyer that has a private practice and is not part of a lawyer franchise. Why? A private practising lawyer's fees should be lower, and this is always good for the purchaser.

One would think that because all PEI lawyers have graduated from law school, they give the same service - this is not the case. It is always wise to ask around and get other people's opinions as to which PEI lawyer to choose.
