The All-Powerful Seller

If Moses could part the Red Sea during the Israelites' flight from Egypt, could he prop up real estate values in modern times? I am not holding out hope that a Biblical figure will emerge from the desert, extend his staff, and raise values.

But, shhhh, don't tell that to some of the residents in a certain community here in Beaufort. It seems some of these residents believe a seller-client of mine has the Moses-like ability to control neighborhood property values via the list price of her home. Seems my client and I "underpriced" her home...three months ago, which, of course, will have the inevitable effect of lowering all property values in the neighborhood.

I don't know how you "underprice" anything in this market. I suppose if we had multiple greater-than-full-price offers within two days of listing the property, you could make the case for undervaluing. Three months with little activity, and no offers, though....not so much.

This shows that some folks still don't get it when it comes to the current market. The market dictates price to Moses. Moses doesn't dictate to the market.

I told my seller that any of her disgruntled neighbors can feel free to call me regarding the price of her home. And I will be more than happy to tell them.......we are lowering the price.
