Charleston Home Sales Data
September 2009

The Charleston Trident Association of Realtors Multiple Listing Service reported 531 residential single family detached home sales in September. This was a 20% decrease over August sales. Both the average sales price of $252,595 and the median price of $185,000 were consistent with August numbers. The average days on market (DOM) was 106 which was an improvement over August DOM of 122. On average, homes sold for 95% of the list price. For every home sold, 2.16 homes were newly listed for sale. At the current rate of sale, it would take 15.84 months to deplete the inventory; six months inventory is considered a balanced market.

There are currently 9905 residential properties listed in the Charleston Trident Association of Realtors MLS which is a slight decrease from last month. Of these, 6648 are identified as single family detached homes which is also a decrease over last month's inventory. As of October 15, sales of detached homes are down 15.67% over the same time period last year.

Median price indicates the point at which half the homes sold for more and half the homes sold for less. The ☺ represents an improvement over the previous month. Month's inventory reflects the amount of time it would take to sell out of the current inventory of active listings at the current month's rate of sale and does not include contingent or pending properties.
