There are two parts to this equation of how a home sells in Goose Creek and in the Charleston, SC area.

Part 1 of this article discussed the three factors, Price, Condition of Home, and Location. To review Part 1, click here.

In Part 2 of why certain homes sell in Goose Creek and in the Charleston, SC area and others Don't, we are going to discuss the role of the real estate agent. Not all real estate agents are created equal. Some agents are very good at getting the listing but are not very good marketing.

Here are few questions, you should ask your agent:

1.) What type of marketing, will you be using to sell my home?

Note: Certain types of marketing, may sell homes, but are not as effective as others. Make sure their marketing involves the internet, because more and more home buyers are starting their home search on the internet before they even talk to an agent.

2.) How to do you determine the listing price?

Note: Make sure the agent uses market data and explains their rationale behind. Remember the home needs to be priced where the market is going. In a sellers market, you may be pricing the home higher than your competition. In the current buyer's market, you will need to price the home below the competition.

If your agent has strong marketing plan and pricing strategy, your home will have showings. Showings eventually lead to an offer. If you are not getting any showings, it maybe to change agents.

In summary, understand where you live, do whatever can to make the home show well, and price it well. An agent with a good marketing plan will generate showings for your home. In the current market it may be a lot of showings, but it is just a matter of time before the right home buyer falls in love with your home.
