Greenville's New Five Corners Plan

Downtown Greenville

The Greenville South Carolina City Council has reviewed the Master Plan for Downtown Greenville. The plan looks at all aspects of Greenville, present, past and then proposes steps to take to move Greenville into an even brighter future. Goals of the Master Plan are: Provide a framework for future development, continue to place Downtown Greenville as a catalyst for economic development, leverage Greenville's success to move up and Build a fully functional mixed use, sustainable urban environment.

Moving forward a Five Corners approach is put forth as a solution and goal to growing Downtown Greenville. While the Main Street has a definite identity and is a destination creating five corners to the downtown area gives the space more variety, opportunities to explore and interest with strong connections to Main Street.

Greenspace will be a very important element in the new plan uniting the five corners to the center. Investment in parks bring value to the surrounding real estate with access to recreation, views and a better living quality. The Green spaces also give a golden opportunity to announce Greenville as a "Green" city.

The Five Corners to downtown Greenville SC Real Estate would be Heritage Green, Bilo Center - as a "Gateway" area, Broad and River Streets, County Square and the Warehouse District. Heritage Green could become a family area with attractive housing, shops and walkways. The Gateway area is one one of the highest point in town and could become more user friendly and walkable with the addition of the high rise hotel condo slated for the triangular area. Broad and River District would focus on attracting new headquarter offices and research firm because of the large parcels available and visibility. County Square could become an exciting new intown neighborhood with county and other offices. It's location on a hill can be used to show off the Greenville skyline with buildings ranging from 3-5 stories to 10-12 stories at the highest point. The Warehouse District can be the "cool" section of downtown for artists, entrepreneurials, start up companies, media, design, information and other businesses. Some lofts are recommended in this are to give a 24/7 atmosphere. Both the County offices and the warehouse district will provide more residents workers to sustain the west end businesses. More people in the west end district will help to anchor it for future growth and sustainability.
