IF YOU ARE A FULL-TIME RESIDENT, YOU ARE ELIGIBLE FOR THE 4% ASSESSMENT VERSUS THE 6% ASSESSMENT FOR OUT OF STATE OWNERS. AMAZINGLY, THIS RESULTS IN A 33 1/3% REDUCTION IN YOUR ANNUAL TAX BILL WHICH IS REALLY SIGNIFICANT.

Oh, you can count that all of us absentee owners with second homes down there know about this discrepancy. And I'm counting down the years until I move there and then can be smug in the fact that all the vacation owners are then subsidizing my reduced taxes!
Until then, I resent the fact that of this taxation without representation - they tax us higher only because they know we can't vote. And to boot, we use less of the infrastructure paid for by taxes than residents, not more!

And to make matters worse, you don't even use the school systems! I totally agree with you. I have the same situation in Florida and pay through the nose for never being there or using the services. Well, I'm cringing at all the typos in my last post, but I wanted to say I enjoy your blog, keep it up. I hope to move (with my wife, she won't have it any other way) down in the next 6 to 8 years. I do have a great relationship with a broker already there. (Have bought and sold villas since 2003 - my timing is fortunate, no?)
Someone actually told me, trying to justify the whole tax thing, that my short term renters put more burden on the infrastructure than residents, hence the tax discrepency. When I pressed as to how this was, when trash pickup was a private enterprise I paid for separately, and when I pay a renter's surcharge on water, etc. etc. they had to give up on that explanation.
Again, I can't wait for second home owners and investors to subsidize my taxes once I move there!
