It is a topic that affects us all. For those of you new to the business or not very familar with land brokerage this is a topic that you should take a little time to read up on before you get sued....Wetlands are not always easy to determine. They can be forest wooded areas, they can change in a matter of months. There was a big shakeup last summer with The Army Core of Engineers, the part of government set up to take care of our nations wetland areas. The same company that levees hefty fines for crossing some very gray lines...Not that these guys are bad or anything. They are simply doing their job to the best of their abilities, and I really take my hat off to these guys. Like all other federal jobs underpaid and overworked without proper equipment. I know focus on the subject Brandon. Anyway Like I was saying shakeup last summer, I'm not sure about other areas of the country, but wetland delination(the determing of wetland boundaries) came to a halt for almost 9 months, and is barely moving a slow crawl now. Why some court in the midwest ruled that certain areas were not consider wetlands(not sure on all the logistics, but that's the drift I get from our local office). So the Core had to totally revamp the way they do operate. It's my opinion that this will not last long, and many, many more changes are on the way. What does this mean to the residential/commericial sector? If developers are unable to delinate wetlands they are unable to create lots or usable acerage for builders to build on. Here in the coastal communties of Horry County almost every tract over 5 acres proably contains some type of wetalnd or stormwater issue(another subject I plan to discuss). Remember selling houses is only part of this business. Keep up to date with as much as you can. Education is so important.
I wrote this blog...made sure it was full of information and it gets less comments than any other blog I ever posted...who knew. I think this was on of my first. Does it not stir interest? I know, for me at least, wetlands are maybe the biggest obsticle I face daily here in the MYRTLE BEACH AREA....All coastal communities will run across wetlands. So why no feed back? You think maybe I could get feedback on that. Does that tend to spark some interest...Maybe I'll just retire this boring old blog, and stick to the flashy pictures and stay away from all the informativeness...Click here to see the flashy post that get all the feedback maybe they will get your typing fingers moving.
