but did you know how important it is to have your own Buyer representation?
Requesting the services of a professional Buyers Agent is similar to using an accountant to help you with your taxes, a doctor to help you with your health care, or a mechanic to help you with your car. If you had the time to devote to learning everything about these professions, you would not need a service professional. But that is unrealistic. You need professionals in their specific areas of expertise, especially when it comes to real estate. After all how many times in your life will you be spending this kind of money on a purchase?
A Realtor can work for a buyer or a seller, or they can work for both sides if everyone agrees. You are not fully represented without a written agreement. As a buyer, you too have the right to ask the agent to contract with you by signing a buyers agency agreement to receive "CLIENT LEVEL" services. Ask your Realtor for more information and a copy of your rights which is explained in the Agency Disclosure Brochure which every agent is required to give to you “upon the first practical opportunity.”
Buyer Representation began in the early 1990's due to the many lawsuits from home buyers. Before this time homebuyers were lead to believe that the real estate agent they were working with was making decisions that were in the buyer's best interests, even when they clearly worked for the seller and had the hosue listed. Buyer Representation is legal protection for the consumer and is supported by the courts and state law. It is not part of a scare tactic, used by Realtors, as seems to be the common perception. Often times I too prefer not to have a buyers agency agreement until I am comfortable that the client and I can work well together. Then I can, as a Buyers Agent, not only help you to become familiar with the area or neighborhoods you are interested in but also send you new listings instantly via email whenever a new home is listed in the MLS (Multiple Listing System). A good Buyers Agent can point out issues that may be unfamiliar to you, especially if you are relocating from another area. Buyers Agents are knowledgeable on contracts and local real estate laws and will help educate you as well as manage the hassles of everyday real estate transactions, easing your stress level. Your Realtor can guide you through the home-buying process and represent your best interests, as we help you find a home, present your contract offer, negotiate and close on your home.
Entering into a Buyer’s Agency Agreement has countless advantages. When you sign the agreement, you are simply agreeing to “hire” a personal representative who, by law, must represent your best interests to the best of his/her ability. The MLS listing of the home spells out the agreed upon compensation from the sale of the home. All of this personal service is available at absolutely NO COST TO YOU!
