The Internet is where people are looking for homes now. About 80-85% of people begin looking on line prior to actually working with a Realtor. The magazines are a way for Realtors to keep their names out there and get more listings; they do very little to sell houses; but the sellers do like seeing their home photos in a book. The Multiple Listing Service and the Internet is where most of the MLS Data is and on Realtor's web sites if you pay the annual fee to have that feed to your web site. Most agents with web sites do, as why have a web site if people cannot search on it. We also post homes to this Active Rain site and they are fed to other sites such as Craigs List, Turilla and about 8 other sites after we post them to our blogs. Realtor.com also feeds to sites all over the entire nation so people do not lack for places to search or agents do not lack for places to advertise your home. Our MLS's accross the nation is how Realtor.Com gets their data too, so it all begins on our area Multiple Listing Sites.

Most buyers begin their search on line and then select a Realtor, sometimes based upon how responsive the Realtor is to an inquiry. Many decide based upon the recommendation of a friend based upon their experience in working with their Realtor. I am happy to say that much of my business is by referral from a past clients buyer or seller.

Some people begin their searches years before they actually move, others a few months prior to moving. Most homes sold are still shown to buyers by a Realtor after they get serious about finding a home and decide to work with a Realtor. We know our communities and can help you find what you want far more effectively than in years past. We send you home listings via email or on an automated home search and you cull out those in which you have no interest. It streamlines the buying process for you and us. When you find the home you want, do let your agent help you with an offer. We all suffer from the "afraid we are going to miss the absolute perfect home" but you may miss the one you really liked while waiting for perfect.

If you are selling a home, Agents who know how to show their homes all over the Net are more likely to sell your home; that and pricing it right. You simply cannot have an overpriced home in today's market and get it sold. Many Homes in our market are still selling although number of units are down. Strangely enough, the average home sold price is still a positive number although around 1.+%. The Median Price is also holding and gaining a little more than the average price. This tells me that even with the slow-down that has happened, we are holding our own on appreciation. It is not high appreciation, but is not a negative number either.

All of those things of course, depend on the condition of your home, how well it is presented and possibly staged and how high the demand is for homes in your neighborhood or subdivision, then how closely your Realtor prices it at the price we know it should sell for. Your motivation as a seller to sell, also plays a part in your willingness to price your home to sell.
