Nothing can be more frustrating than to have a home come in under appraisal. Pam and I have had three of our buyer's have their dream home appraise for less than the offer price - all of these within a matter of two months. Certainly we are not the only ones.
While the Clarksville market is certainly not inflated, we do have many home owners who are contemplating the sell of their home but that have not been in the homes for very long wanting to make a good profit on the other end. Pam and I have lost a few listings because we told the owners the HONEST truth vice a price just to get the listing. Again, I am sure that there are more agents who have lost listings for the same reason.
I once had an agent tell me that she did not care if she sold a home or not - she just wanted to have the listing and her name in the front yard...but I digress
Back to the main topic - is it time to recommend a pre-appraisal on a home prior to listing regardless of the size or area? While it is possible that some are obviously overpriced but not all of them.
On the other hand, would a pre-appraisal give you piece of mind? After-all, it is NOT the appraisal that will be used by the buyer. That, coupled with the likelihood of the same person appraising for the buyer is slim to none.
What is causing this issue? What can be done to protect the clients?
I will add that all three of these were VA Appraisals as the Clarksville and Fort Campbell area have a large population of Soldiers and their Families.
Possibly it is just a fluke, but I fear that it may be much more.
