Transitioning to a new area can be very stressful for one person, but especially for a family. I found myself in that same situation a few years ago when my husband, children and I transferred here from out of state. We made a couple of "house hunting" trips" which literally wore us out, and we were more confused each time we went back home, than before we arrived.
I can empathize with this situation now, and use my knowledge in working with buyer clients to their advantage. Moving is a big step and one should be certain of what home they are sure of before they purchase. Especially when they do not know the area. First, I ask a few questions to my clients such as where in our city will you work, and how close to work do you want to live?, how close to the local school and hospital do you want to be? and of course what investment range do you want to be in? With all questions answered, I will email the Buyer listings before they get here if possible. This gives the Buyer an overlook of homes they are interested in, and the areas too.
When they arrive, I show them homes that fit their criteria in which they desire. Sometimes though, this doesn't always work and the buyer does not feel right in making a decision during that house hunting trip. If time is short and they can return at a later date, I will set up more homes upon their return. Also, if time permits, I tour them the area to get them a general feel of what our town and communities look like. If the buyer's time schedule does not permit them to feel comfortable with making a purchase, I will research rentals for them.
This is particularly important to me. I realize that I do not get paid for putting a potential buyer in a rental, but my job is to find the buyer a home to purchase that he wants and is happy with. If that means getting them here and settled for a few months to further research home buying, I am happy to assist with that too. It's as important for the family to be comfortable in the rent home as well, so if I can offer assistance in that area, I will do so. As for me, no one helped me....I ended up renting an old home and was miserable for a year until the lease ran out and I could leave.
Also, in today's market, it is a BUYER'S Market. This means it is a great time to purchase a home. Home prices have stablized and even lowered in the past year and provides a great opportunity for buyers to purchase. Although the mortgage industry has tightened up, there are still very good loans out there to acquire. You may even qualify for 100 percent through Rural Development, VA, and etc. Most times, I can get you pre-approved in less than 24 hours and can close on homes in as little as two weeks from contract date.
