Okay, so you got the call...

The other agent calls and tells you the buyers financing fell through.  She also mentions that they are trying alternative routes, but needs the earnest money release form signed as soon as possible.  First of all, shoot straight with me.  They are not trying to find alternative financing to purchase the house we are suppose to close on Friday (today), they are trying to soften the blow. Second of all, as of yesterday, everything was hunky dorey.  Hm-mm, I can't talk to your loan officer due to privacy laws and all I have to count on is your word.  Okay, let's move on, what do we do?

CALL YOUR SELLER IMMEDIATELY!!!  Do not be afraid of breaking bad news, all your doing is putting off the inevitable and I promise you, the seller wants to know.

We may not be happy about these calls, but they happen.  Take the high road, work through the situation and move on.  There is another buyer out there and they do want the home that just went back on the market.
