I want to give my customers a test before we start looking for Nashville real estate . Not a financial test, or a
personality test. I want to make them play golf. If they keep score honestly, I will feel like they will be honest with me, and at least consider my advice.
Golf is the only game where you call a penalty on yourself. Hit it in the water, it's a stroke to get it out. Hit it out of bounds, take your medicine and hit again after adding 2 strokes.
If sellers would do that when they list a house, it would sell in no time. Have a bad window, fix it, and don't wait for the inspector to find it. Need a new HVAC unit, disclose it, replace it, or give the buyer credit for it in a price reduction. Yard challenged, discount the price. Why can't we just be honest? Nashville real estate is still selling, just price your house competitively, someone will want it.
I'm not letting buyers off the hook. I'm tired of buyers looking for the best home in the neighborhood, then ignoring advice from their realtor, and making a ridicules offer. You know it's going to get rejected. Once again, Nashville real estate is still selling. Sellers don't have to put up with ridiculous offers. The seller loses faith that they will be willing to pay a fair price, so they reject all offers from that buyer.
If they want the house, why are they afraid to pay a fair price? Why do they think their realtor doesn't know how to negotiate? I see more contracts in a month, than most will see in their lifetime. Would these people tell tiger how to hit a shot? If you don't want to buy a house, let me know so I can kick you out of my car.
If my sellers and buyers would just be honest, we would all be happy.
Golfers usually are.

Now Larry... I understand and enjoyed your post...If you are a good golfer, you know what every golfer in your foursome has for a score...I'm sure you do...
I like this excuse to go golfing several times a week...is this a deductible expense...smoozing with the customer...if it is...great idea!!! I'm in.
It's time for me to take up golf! The time would be well spent rather than dealing with dishonest people.
When I golf, no car in the parking lot is safe. It's a good thing I have real estate to fall back on! lol!
I may not know what the score was , but I can usually tell the difference between par and 10 over. I'm sure you've seen some of those scorecards that look a lot better when the penalties are ignored. I think it's the same thing with buyers and sellers, they want the rules to change for them. They want to sell their house for a premium price, but buy one in similar condition at a 10 percent discount.
Sounds great - yet what do you do in the winter. ROAD TRIP. Count me in to.
Ron, I's sure if you hit someone's car, you would let them know . I've seen a club slip out of a golfers hand on the first tee and go through the back window of a parked car. He was honest enough to go to the clubhouse and inform them, so the owner would know who was responsible. That's the kind of customer I want in the future. Most of mine would run away, instead of letting their insurance take care of it.
Vincent. I live in Tennessee, we play most of the winter.
Funny but it's true that I've had good luck with golfers being good clients. I wonder why that is true..
Oh, come on now...I used to play every day...You know you only give 3 over par on a par 3, or 4 over 4 on a par 4 or 5 over par on a par 5.....I mean, by the time they've hit 14 strokes on the par 5, I try to make them feel better by saying...hey, "Go ahead and pick it up...I'm giving you a 10"...You should see the relief on their face! LOLOL
Good point Karen. You have to allow the other golfers on the course to play.
Larry,
You have no idea. tennis player trying to golf...hit a car, a house window,...yikes!!!
