Inspecting Older Properties in the Nashville Real Estate Market - Part 2

Inspecting older properties in the East Nashville real estate market can be challenging even for Nashville real estateexperienced home inspectors. A good home inspector will keep in mind that many older properties in the Nashville TN real estate market are not built to current building standards although they certainly met the standards applicable at the time. As an ASHI certified home inspector, I will take this into account and inform my customers accordingly.

One item that I see quite often in older properties are settling steps, missing handrails and guardrails or the handrails and guardrails not meeting today's specifications. The standards governing the installation, height and spacing of the spindles or balusters are more current standards. I inform my customers that they
Nashville TN real estate do not meet current standards and for their own reduction in liability and personal safety, they may want to consider upgrading to more current standards.

Many less experienced inspectors evaluating properties in the Nashville real estate market, will try to pin the cost of upgrading on the current owner which does an injustice to the owner. It is not the current owner's responsibility to upgrade components or bring a house up to current standards unless remodeling is taking place. Remodeling changes the building standards and must be assessed to the standards in place when remodeling took place.
