Nashville homes sales for January 2012

Nashville Homes sales for January included 1116 home closings and 158 condo closings, and increase of 22 percent for homes and 35 percent for condos. Inventory levels for single family homes are down 18 percent compared to the same period one year ago, and Nashville condo inventory levels are down 26 percent. All of this together means that it’s tougher for buyers to find what they are looking for, and a better opportunity for sellers to get a fair price for their Nashville real estate

• 1116 Nashville homes closed in January compared to 918 in 2011, a 22 percent increase
• 158 Nashville condos closed compared to 117 last year, a 35 percent increase
• the median price of Nashville homes sold was $157,500 compared to $165,325 last year

• 1o,971 Nashville homes are available for purchase compared to 12,595 last year
