About 6 months ago I had a couple who went under contract on a home in East Nashville. They were so excited about their new home purchase! We had gone through inspections, appraisel, and then they vanished....
I could not get them to text, email, or call me back. It was the strangest thing. At this point, I had to contact the listing agent and tell him "I can't find my buyers". Of course, from his side he had to continue the transaction as if were going to close. You really never know the buyer's situation until you get the full details. Maybe it was a death in the family... Who knows.
About a week later the listing agent contacts me and said "Your buyers are wanting their earnest money back". My initial reaction was "They are alive!!". Of course my second reaction was "WTH??". They are backing out of the deal? I couldn't believe they were backing out. I COULDN'T BELIEVE I DIDN'T KNOW ABOUT IT. I not only got them the deal they wanted but I also got them about another $15,000 in upgrades (this was an investment property).
Long story short, this was the perfect house. It was perfect to them in every way .... except location. That was a factor they forgot to mention during the process. They were afraid to tell me after working so hard to get them the perfect house at the right price. I guess they were afraid of hurting my feelings or pride. I really have no idea because we have still not spoken.
The listing agent refused to give them their earnest money back. He actually told them, "If you had used your agent to help you back out then we would more than likely have given you a refund". The point is, DON't BE AFRAID OF ME! It is our job (as agents) to not only help you find and negotiate a deal on your dream home, but also to help you in times of fear, uncertainty, or even untimely circumstances. Our job is to help you through the good and the bad!
