Getting Your Home Ready to Sell!

I absolutely love a seller who will spend some money to get their home in top condition. Just recently I have listed two homes and they have been willing to spend some real money to get their home in top condition in order to sell it. One lady has lived in her home 4 years and it has appreciated $100,000. She realizes to get it to sale in this market that there are some things that need doing. She will more than get the money on the return of her investment and more than likely her home will be on the market for less amount of time.

Here are some things that they did:

Re-painted

Re-carpeted

Painted Cabinets

Replaced some light fixtures

Let me help them stage their home

Spruced up the landscaping outside by pulling out dead trees, weeding, and re-mulching.

Put granite in their kitchen and master bath.(high priced listing that realized they needed to do this to be competitive in the price range they were in)

This may sound like a lot, but by doing these things up front the buyer sees the value and will pick their home over another in a market where 10 in that neighborhood are for sale.

I was in a class today where a very successful agent was teaching us how he overcomes objections from sellers and how he conducts his listing presentation.  One interesting thing that he taught us was that for his team, which in very successful and can afford to turn down business, they will walk away from a listing if the sellers will not agree to have a staging consultation and to do everything that the stager suggests.  He has worked out deals with local contractors (painters, plumbers, the whole lot) that will do the work and wait until closing to get paid.  It is a win-win-win.

seller's who take our advice will do better for two reasons #1 it shows better than the comparables and #2 since the seller has taken your advice you are going to spend extra time to put this property in it's best light..so it becomes a self fulfilling prophecy..
