On vital part of listing and selling your home are the showings scheduled for buyers to view your home. It is also very vital to keep your home ready and available for showings. Yes, we understand you may still live in your home and it may not be spotless for every showing. You may not be able to just up and run out the door for a last minute or short notice showing. It happens... some times we can ask the buyers agent to give us a few minutes before showing. This gives time to tidy up, let the dog out, or go outside so your home can be shown.

We must keep in mind that the buyers time and your time may not always match up. If you ask that they wait until tomorrow, they many never see your home as there are others out there and the buyers will continue to look. Again, some times maybe to ask them to wait a few minutes, but not hours as they may be in a different area by then and not make it back to see your home.

One of the worst things you can do is to REFUSE a showing. OK, there could be a situation that today may just not work... but after you have refused over 15 showing in just 75 days on the market. Do your really want to sell your home ? You say this number is incorrect.... I use a showing system that tracks every showing for your home. The good thing about using The Appointment Desk, is that ever showing is logged as to date, time, who confirmed or refused the showing or a message was left ( pending showing instructions ) We also have the buyers agents name, company and contact information. We also send out feedback sheets to each showing agent so you may know what the buyers thought about your home.

One thing is for sure... When you place your home on the market, and you have buyers looking at your home, chances are you will get a contract to sell your home.
