Many families every single day toss around the idea of selling their home. This may be for one reason or another BUT the majority of them already have in mind what they want to sell for. The value in the mind of an owner and the value according to the current market may be COMPLETELY different numbers.
I was just asked buy a seller how much I could sell his home for. (For this blog post I am going to toss around some straight forward numbers) I told the seller that AT BEST we could sell his home for $215,000. He was so upset that he called another agent and had them list his house at $250,000. He refuses to sell it for less than that. Sure enough, he got an acceptable offer within 1 week! Once the loan process started they realized that the home only appraised for $200,000! The buyers could not even get the loan. Of course I wanted to send a nice gift basket with an " I TOLD YOU SO " letter in it...but I refrained. My number was not "MEAN". It wasn't what I thought of the place. It was WHAT THE HOME WAS WORTH!!
It is very important to get a comparative market analysis BEFORE you make up your mind if you want to sell your home. I urge any potential home sellers to call a local Real Estate agent and have them run the numbers for you. Most of them will happily do it for free. If they won't then call the next one.
