Reality Check - Homes for Sale - Nashville!
With home prices continuing to drop, I want to encourage homeowners to take off the rose colored glasses and see market for what it is. It's an awful situation when you need to sell your home - but we are all having to deal with a terrible real estate market.
So many people feel that their home is worth more than it is...and even worse, they want to price the home for "what they need" out of it. And all they get is frustration and heartache in the process.
And heaven help us when all these foreclosed (and ready to foreclose) homes hit the market! It's sure to drop the already too low home values even farther down.
If you find yourself in a situation where you must sell your home...please, please take a realistic look at the market. Homes are selling - but it's the homes that are priced right that are moving! Overpriced homes are just sitting there. Even if you find someone willing to pay an inflated price...the appraisal won't support it. Then you're right back where you started from!
I've had several situations lately where I've shown homes that interested a buyer...only to run the comps and find that it was overpriced. And when I ask the agents why...they tell me that it is the price the seller wants...or the seller is a friend and I didn't want to upset them. Wake up, Realtors! Tell them the facts of life! The minute you list their home for a certain price...they are expecting to receive that price. And when they don't, everyone loses!
Let's all put on our "professional" hats and tell sellers (and buyers) the facts. If we don't, another agent will...or an appraiser will! Or, the harshest of all...the market will tell them!
A realistic look at homes for sale in Nashville might mean the difference in whether someone loses their home. Many times when people are behind on their mortgages, they are too embarrased to tell their agent. So, it's up to us to ask the questions to find the truth. Don't let a home sit there overpriced if the sellers are in danger of losing it. Help the sellers face the facts!
