Summary: This is an excellent report in most ways. The average price is up as well as the percentage of the list price that the properties are selling for is up to 90% from 83% last year for the same period of time. The one big negative is the fact that their is so much for sale and that the days on the market are correspondingly longer. What does this mean to you? If you are selling you had better price your property very well if you want to sell quickly and even then be prepared to wait a while. If you are buying you have lots of choices but the sellers as a whole are not coming down significantly from their prices.
