As a Realtor(R), I always do what I can to get my buyer's the best possible mortgage advice. I don't just let the mortgage folks take me to lunch because its free food. I spend time researching good mortgage people to work with and provide excellent care for my clients. However, I do and will work with someone I don't know if my buyer is already pre-qualified through them. I usually let my clients know up front, that I am not a loan officer and cannot give an expert opinion in that area, BUT, I do follow up and stay in close contact with the loan officer to make sure my clients understand what they are getting in the financing area. As long as they completely understand what they are doing, I feel better that my clients are well prepared to buy a home. I just heard the other day that a buyer wanted to back out of a deal because he didn't like his rate...I don't know the whole story, but one of the things I do when I am pre-qualifing a buyer is to ask him to lock in his rate for at least 30 days if he likes the rate quoted. In most cases, this works out great and the closing process goes smooth.
I was at a closing just the other day when I got into a discussion with a loan officer from whom I had never done business with before. She impressed me on this deal, because she handled everything upfront and efficiently with no delays. As we were talking, she impressed upon me that even though the qualification of loans have tightened up a bit, to remind my clients that you can still receive 100 percent loans. there are still good programs out there to be had. Some of these loans are: VA loans, Rural Development, and THDA coupled with FHA. Now, the technicals I choose to leave up to her, but she impressed me so that I will definitely request her assistance with my buyers again.
