Summary: Land sales are off in the number of parcels sold compared to last year in the month of August. This is a real mixed bag as half the number are worse than last year and half are better. Most of the numbers showing better than last year are due to both sales being larger parcel or high value parcels and don't indicate a shift in value. Until new construction recovers from over building we will only see limited improvements in this area of the market. What does this mean to you? Be ready to just buckle up for a wait and or price your property very very aggressively. If you get an offer and it is anywhere close and you want to sell, then sign the offer and do what they ask.
