Total sold volume of homes increased just slightly from $23.9 million in 2009 to $24.9 million in 2010. The median sales price in Addison dropped from $261,464 to $259,650 from 2009 to 2010. Homes between $200,000-$500,000 were on the market fewer days in 2010 when compared to 2009; however homes from $500,000-$750,000 were on the market longer in 2010. The largest percentage of Addison’s market share by price in both 2009 and 2010 was in the $300,000 range. 2010 saw an increase in inventory of homes priced from $150,000-$200,000 and above $750,000. Homes were listed 7.2% higher than their sales price in 2009, which dropped to 5.5% in 2010. In 2009, peak sales months were July through November. 2010 saw its lowest number of sales in September through November and its highest from March to August. 2010 has more months of home inventory versus 2009 in all price ranges except those homes in the $750,000 range.
