Austin TX Real Estate - They Countered FULL Price - WHAT??

I can't believe this is happened in the Austin TX Real Estate market! Granted, the Austin market is not hurting like some other markets are, but we don't tolerate over priced listings around here.

My buyers submitted an offer over the weekend on a house that was greatly overpriced. I gave extensive detail and examples of how it's overpriced, and how there will be appraisal issues if the sales price is higher than our offer, which was higher than the average comps, and the sellers countered FULL PRICE!

To put things into perspective, the asking price was $350k. The house comps out at $298k... HUGE difference! We gave them some credit for a nice yard and the house being well taken care of, and we offered, $310k.

Is $310k lower than their asking price? Yes, it is. But, is $310k HIGHER than the average comps in the immediate neighborhood? YES, it is!

Some people would look at $310k as a low-ball offer to the $350k and in some cases, those people would be correct.

However, in this case, when the property comps less than $300k, and we're offering significantly more, how in the world does the seller think countering at full price was going to get their house sold? And it's even more ridiculous that it took them 3 days to give such a counter!

And, just for full disclosure so there aren't comments about how their agent is an idiot... Their agent is a limited services broker based in Houston (we're in Austin which is 3 hours away), and the sellers are using a Real Estate Attorney for their negotiations.
