Bryan / College Station, TX, August 2009 Residential Sales Roundup.....

Residential home sales for August 2009 for the Bryan/College Station and surrounding counties, saw a drop of 15% in total residential sales to 249, this resulted in a drop of more than 16% in dollar volume when compared to the same period in 2008. Not a great sign but.......

The average number of days on the market remained the same as 2008 at approximately 108 days which is good............(list now, sell by Christmas!).....

August 2009 also saw a dramatic drop in new listings at 295 when compared to 411 for August 2008. Could be that people just really want to stay or...........

The average sales price for August 2009 was $176,772, $3,098 dollars less than 2008.......maybe they want to wait until this average goes up............so.....

With 1,222 active residential properties on the market during August 2009, the $200,000-$249,999 range saw the most with 155 listings..............now if all of those sell this month, it will really help the averages.....

With almost 66% of residential home sales being single-family resales, 12% were new builder homes which is about par with the first half of 2009 with sales averaging 62% and 12% respectively.....which is good news for our builder buddies......

Overall, the local real estate market is still strong when compared to other areas of the state and country however we will continue to see a decline in the number of sales for the fall and winter months, with an increase not occuring until the spring and summer......this is perfectly normal and perfectly fine. No worries!
