It's always been a question of mine as to why pools haven't taken off here at the same rate that they did when I lived in Houston. I've been here nine years now and, I believe, I've answered my question. Our typical ages for homeownership are very different than the rest of the United States are. We, basically, have three groups. We have the folks coming back here for retirement. Mostly they don't want pools. For them it's a liability.
We have the college crowd. (whether graduate student, professor,associate professor, etc..) These folks have a wealth of opportunity at their fingertips. Want a great pool? The rec center isn't too far away. Many of these people also take the opportunity to travel during the summer as well. The maintenance issue would come into play heavily.
Bryan & College Station also has the young, married aged, crowd. These folks either have a limited budget or small children and don't want the hassles of a pool.
Regardless, we still have people who want to buy an existing home with a pool!
In Bryan, currently we have 392 single family homes listed. 14 have an inground pool.
Of those 14 the largest is a luxury home on acreage. It sits on 50 acres, the house is a five bedroom/3.5 bath and is 4807 square feet. It is listed for $1,650,000.
The least expensive home with a pool in Bryan is listed currently at $139,900. It is a 3 bedroom, 2 bath with 1928 square feet that was built in 1959.
In 2007 so far there have been 23 homes with pools sold. The average home would be somewhere between 225K and 300K.
The most expensive 2007 home with a pool sold was listed at $419,000. It was 3,124 square feet. It sold for $397K several months later, showing, perhaps, that a pool here is considered a detriment.
The least expensive listing was a 3/2 that was 1,400 square feet and was listed for 99,900. The pool was in such bad shape that they considered tearing it out and had estimates on what it would cost. They sold the property for $92K.
