End of Year 2010 Real Estate Transactions for Carrollton, TX

In Carrollton, the number of sales dropped from 1,155 in 2009 to 977 in 2010. This amounts to a 15.4% drop in sales volume. This dropped the sold volume of homes from $206.6 million to $177.6 million. Homes in all price ranges under $300,000 were on the market for the about the same number of days in 2009 and 2010. However, homes priced in the $500,000 range and $750,000+ were on the market longer in 2009 as compared to 2010. The majority of Carrollton’s market share remained unchanged from 2009 to 2010, with about 30% of homes in the $150,000 range, 33% in the $200,000 range, and 22% in the $300,000 range. The sales price of homes as a percentage of listing price remained unchanged from 2009 to 2010 at 7.2-7.3%. In 2009, Carrollton saw its peak sales months from July to November, and its lowest from January to February. 2010 had peak home sales from March to June and the lowest number of sales from November to December. Carrollton had about 6 months of inventory of homes in all price ranges under $300,000 in 2009 and 2010. In 2009, homes above $750,000 had about 84 months of inventory on the market, and in 2010, it dropped significantly to 48 months of inventory.
