The average sales price in the Cedar Park - Leander area is up 1.7% from last year to $213,076. Compared to last year, single family home sales have decreased 15.7% thru the first eight months of the year. The months of inventory has decreased to 5.1 months, which slightly favors buyers. There are 769 active listings, which is down 7.5% compared to year ago. This area is in the top 20 Austin MLS markets.
