Have you asked your lawn person, maid, pool cleaner and any other household helpers you may use or employ what they think your listing or your house is worth? I will guess you probably have not. I haven't either. Should you? No probably not, again. However it may be a good idea to at least talk with them about why you think your home or listing is worth what you are asking. Why pray-tell should I do that you ask. Let me tell you about yesterday.
I am out with my in-a-hurry buyers. We have looked at five homes and are on our
way to the sixth of eight we are going to look at. Today is a must buy day. As we pull in to the long driveway of this 4 acre property the lawn guy with the weedeater in his possession holds up his hand to stop us. I stop the car and roll down the window. He asks if we are going to look at the home. I say we sure are as my clients nod their heads. The lawn guy proceeds to tell us what a nice home it is and how there is lots of room for horses. We all smile and say thank you for that information. Just as I start to say good-bye he holds up his hand again and proceeds to tell us why the home is overpriced. Yep he knew all about the home, the market the whole schbang. He knew it all and because of that he felt it was priced to high. Yep it was priced to high according to the lawn guy.
So the moral of my story is one, don't let those assisting you with your property become a spokesperson for it or talk with them about why the property is worth what you think it is.
Needless to say my clients chose another property on which to make an offer.
