End of Year 2010 Real Estate Transactions for Far North Dallas Area 10

Far North Dallas is defined as the area North of I-635 to George Bush Turnpike and from Marsh Road to Coit Road. The total sold volume of homes decreased from $267.2 million in 2009 to $245.9 million in 2010. The number of homes sold decreased from 830 to 763 or 8.1% from 2009 to 2010. Homes sold in 2009 under $100,000 were on the market for more than 150 days before selling; while homes were on the market for just under 90 days in 2010. Homes priced over $750,000 were also on the market longer in 2009 when compared to 2010, from 325 days in 2009 to 210 days in 2010. The percentage of market share by price remained almost the same for 2009 and 2010 in far North Dallas. About 40% of homes sold were in the $300,000 range and about 27% were in the $500,000 range. In 2009, the greatest number of homes sold in far North Dallas were between May and July, and the fewest were sold in January, November, and December. 2010 saw the most home sales from April to June, and the least from January to February. There were more months of inventory of homes across all price ranges under $500,000 in 2010 compared to 2009. However, there were fewer months of inventory in homes $750,000 and over in 2010 compared to 2009.
