Home Staging in Dallas, TX is the Top Realtors best advantage

The Dallas Home market has become very competive in the last few months. Inventory in up, and homes have been sitting on the market for longer periods of time. According to preliminary statistics released by the North Texas Real Estate Information Systems and Texas A&M University's Real Estate Center, pre-owned home sales in North Texas fell 16 percent in January compared with a year earlier. While adding to a long run of declines, last month's drop in sales was less than the almost 23 percent decrease in December. At the end of January there were 43,323 pre-owned single-family homes listed for sale - up 1 percent from a year earlier. The latest home market statistics indicate that the slowdown will continue.

Top Realtors in the Dallas market have turned to Home Staging to get a competitive edge. In California, Staging has been a big business for years. With the popularity of shows like Designed to Sell and Get in Sold on HGTV, Staging is becoming more mainstream with not only Realtors, but with Builders and Homeowners as well. I started my career Staging in the California market and have brought that expertise to Texas.

Before Staging After Staging

Home staging is the process of highlighting a home's best assets while minimizing its flaws. Home Staging Professionals are trained to enter the property with the eye of a potential buyer, looking for negatives as well as positives. It is also about removing any distractions so that it can appeal to the largest number of potential buyers. That way, they can fall in love with your home and be much more inclined to make an offer and ultimately, a sale!

The two top proven benefits of staged homes versus un-staged homes is that in most cases, they sell faster and at a higher sales price. The reason for this is that staged homes appeal to a larger number of potential buyers, which increases the odds to receive an offer sooner. Staged homes also appear better maintained than un-staged homes - not only to potential buyers but also to home appraisers, which usually means a higher value appraisal of your home.

Statistics back up the benefits of home staging and currently staged homes. Another key benefit is that a home that is professionally staged from the first day on the market gives the seller an advantage during the initial weeks when interest is high and they are the most likely to sell their home. When homes remain unsold past the first month, realtors and potential buyers typically consider it less desirable and move on to newer properties on the market.
The transformation are truly unbelievable on some of our Staging Successes.
