February Dripping Springs Real Estate Market Report- The Raesz Team

The real estate market continues to remain a buyers market in the Dripping Springs Texas serving 78620 and 78737 zip codes. Currently there is 218 homes for sale with an absorption rate of 11+ months. The bench mark starts at 5+ months indicates a buyers market. This is double the market of available homes.

There is 47 homes pending sales and 19 closed sales in January. The Austin real estate market shows 2,575 homes pending sale- this is way up from this time in 2011. In 2010 there were 12 homes that sold.

Homes for sale in Dripping Springs are either commmunities like Belterra and Highpointe are master planned communities that include HOA's with pool, parks, and other amenities. Other communities are West Cave Estate, Saddletree Ranch, Springlake, Dos Lagos, Deer Creek, Barton Creek Ranch, Sunset Canyon, and Walking W Ranch that are on 1-3 acre estate lots. The remainder of Dripping Springs real estate is farm and ranch ranging in size of acreage.

The majority of Dripping Springs real estate is served by Pedernales Electric Coop- PEC Electric and is on well and septic. Dripping Springs has the new HEB Grocery store and Home Depot. The Fast food chains came in with McDonalds, Whataburger, Sonic, Dairy Queen, Taco Bell, and now Trudy's.

Dripping Springs has just one high school located on Hwy 290 west including a middle school. There are 3 elementarys- Dripping Springs, Walnut, and Rooster Springs that is located in Belterra.
