Tell the seller the market value of his house, then shut up. Tell the buyer he is qualified to buy in this price range then shut up. Remind buyers that offers too high will not come back with a good appraisal. Tell Sellers the junk in the kitchen and the mooseheads on the wall have got to go.

People believe it or not respect straight shooters if you say it with respect.

Do not coddle clients like they are babies in high chairs. Let some other agent do that, not you. It wastes every one's time and just gets split pea mash all over the floor!!
