West Ranch is Friendswood’s newest master-planned community. Home construction in West Ranch began in 2007, but there are still lots of home sites left to build on. The first section of this beautiful neighborhood is pretty much complete, but a new section on the west side of FM 518 is now open.
At this time, new homes in West Ranch are being constructed by Village Builders, Highland Homes, Coventry Homes, Toll Brothers, and Trendmaker Homes. There are currently 18 new-construction inventory homes for sale in West Ranch, which are listed on the MLS with prices ranging from $299,000 to $799,900.
There are also 14 resales currently listed for sale in West Ranch, with prices ranging from $294,000 to $745,000.
While the resales might seem to have slightly lower prices than the builder list prices, keep in mind that you can often negotiate a considerable amount off of the listed price of builder inventory homes. There are advantages and disadvantages to each, and your Realtor can help you determine whether a new home or a resale would be best for you.
Most of the new homes sold in West Ranch are build-from-scratch sales that do not show up on the local MLS. But inventory homes, which are already built but have not been sold, do show up on the MLS, so Realtors can track the prices that the builders are actually getting for those homes.
Since the first of the year, there have been 11 inventory homes sold in West Ranch, which are documented on the Houston Association of Realtors website. The average price per square foot of the new inventory homes sold in West Ranch since Jan. 1 of this year is $125.60, but that figure varies greatly by builder.
The average sales price on those 11 inventory homes was 92 percent of the list price, but again, that varies by builder. The sales prices of the inventory homes sold since January 1 range from $340,000 to $850,000, with the average price being $568,343.
West Ranch is a popular neighborhood with home buyers because it is located in the exemplary Friendswood ISD, and has many amenities such as parks, walking trails, lakes, and much more. The brand new Friendswood Junior High is located in West Ranch, as is Centennial Park and the soccer fields where community soccer clubs and teams practice and compete.
West Ranch remains a good buy for anyone looking for newer construction homes.
