The Frisco TX reports 206 homes sold in August 2009. These numbers include single-family homes, condos, duplexes and townhomes. The most expensive priced home sold for $2,100,000 (5-bedroom, 7 bathrooms, over 7,000 square feet) at The Reserves at Starwood Frisco. It is an exquisite Mediterranean custom home. A massive display of expansive architecture, this home boasts of fine living at its best in Frisco TX. A house built for entertaining indoor and outdoor. This home was on the market for only 18 days.

The average home in Frisco Texas is 4-bedroom, 3 bathrooms, just over 3,000 square feet and sold for $299,000 in 83 days on the market.

I think it's important to study the days on market for the homes sold. As a buyer, you will understand the "limits" of your negotiation power in general and as a seller, it is important to know the pricing correctly gives you the greatest chance to sell your home.

Real Estate Commentaries based on the above market data:

The homes that sold between $200K - $300K saw the largest improvement in price per square feet. It is also the largest market mover price group. The luxury home markets (over $500K) saw huge price per square feet improvement (if they sold). These properties also sold faster. For the first time in 2009, August 2009 is the only month thus far that had sold homes in every price range.

Currently, Frisco TX has 1,025 homes available for purchase. The lowest priced property is a townhome off Hickory Street, priced at $52,900 (a 2-bedroom and 1 1/2 bathrooms). The most expensive home is a custom built home by Chapman Builders at Villages of Stonebriar Park for $5.4 Million (over 10,000 square feet). Although the August 2009 SOLD data in Frisco TX seems promising, the current pending contracts in August which may sell in September does not look as promising. This is yet to be confirmed until the completed September sold data is obtained.

 

Also, there is a possibility that you may be receiving differing numbers you found here and another site. Note that Frisco as recorded by the local MLS is tracked by Frisco school district (MLS 55). However, the information MLS 55 may include Plano and Little Elm. That is most likely the difference. The information within Frisco is deemed correct for single-family homes, condos, duplexes and townhomes.
