End of Year 2010 Real Estate Transactions for Frisco, TX

In Frisco, there were 2,425 homes sold in 2009 and 2,226 sold in 2010. This decline in the number of homes decreased the sold volume from $687.2 million in 2009 to $649.7 million in 2010. The median sales price, however, increased from $240,000 to $249,000 or by about 3%. Homes were on the market longer in 2009 when compared to 2010 in all price ranges except those in the $200,000 range. Homes priced above $750,000 were on the market 300 days before selling in 2009, which decreased to about 130 days in 2010. The majority of homes sold by market share in 2009 were in the $200,000 range (about 26%) and $300,000 range (about 38%). In 2010, the majority market share of homes sold were about 24% in the $300,000 range, 38% in the $500,000 range, and 25% in the $750,000 range. As a percentage of list price to sales price, homes were about 7.8% overpriced in 2009 and 7.0% overpriced in 2010. Frisco’s greatest number of home sales occurred from June to October in 2009 and from March to June in 2010. In 2009, there were only 3 months of inventory on the market of homes in the $200,000 range. This number jumped dramatically to 40 months of inventory in 2010.
