Casa Del Mar Condos in Galveston
As of this writing, there are approximately 22 condos for sale in the Casa Del Mar condo complex in Galveston. Casa Del Mar is located at 61st Street and Seawall Blvd. and is very popular with vacation rental as well as owners wanting a simple, uncomplicated beach get-a-way.
Recently, they have changed the way they bill for insurance and "H.O.A." fees, and it's caused a bit of confusion. The insurance rate "separately" is 1500.00 per year, per unit. The "H.O.A" fee's are 307.00 per month, per unit. This sounds like a lot.
The real issue is that the development has separated their insurance from their home owners association fees, which lowered the home owners association fees in the process by over 100.00. It basically works out to almost the same number, the insurance is just now billed 3 times per year at 375.00.
There are 276 units in all and 143 are in rental. Rental can be done through Casa Del Mar, or the owner can choose to put their unit into another companies vacation rental program. Each company charges slightly different fee's, so it's best to shop around.
Another note for putting your unit into rental...if you choose to use Casa Del Mar as your vacation rental company they do require that each unit be outfitted with the same furniture, carpeting, etc..and that can be an additional fee in order to put your unit into their program. Other companies may not do this, thereby saving the condo owner a considerable amount of money.
I work as a Buyer's Agent quite a bit, and I always try to post the lowest priced units on my site with the fee's associated. Pricing at can range from a low of $45K up to $90K+, depending on interior cosmetic differences, location in the building, etc..

This development is very popular because of it's great location near the beach with views from every unit, close proximity to activities in Galveston, as well it's pricing.
The grounds are very neat, there is new hardiplank siding and other remodeling done... it has 2 pools, one being heated. Casa Del Mar also has covered parking, elevators, ice machines, central laundry and also most are furnished when for sale.
