Be DESCRIPTIVE If You Want Results!

I'm all for unique marketing & not much else. Be different. Be unusual, interesting & drive interest to your listings. Give a buyer a compelling reason to dig deeper. Be descriptive and use more effort! I was cruising through our local mls today to find myself another investment property and I noticed some of the same boring phrases....

Light & Bright

Look,

Soaring ceilings are thirteen, fourteen feet or higher. 10 foot ceilings Are VERY normal in newer homes.

Great Floor Plan Really? That's what every single listing in the neighborhood says! All bedrooms up with no formal is not a "Great" floor plan.

Shows Like a Model. I doubt it. Models have furniture. Please don't use this phrase for VACANT properties, Homes with very old furniture, with wall paper from floor to ceiling is not what you find in your local model homes. Please don't try to get more showings by being deceiving. Remember the #1 reason people sue in real estate is for DECEPTIVE TRADE PRACTICES!

Stunning If a home is stunning, it better make the average buyer/ buyer's agent fall over when they open the door, otherwise your setting up your showings for disappointment! Crabgrass in the driveway, dead bees in the window seals and burned out lights do not equate to a STUNNING appearance, not a good one anyway!

Light & Bright This is so overused in my mkt. It's in 80% of all captions under the breakfast room photo. For some reason this reminds me of lemon cookies and an amazing country scenery. Is it?

So what words should you use? Try some of these when listing a home...

Brilliant - Grand - Serene - Breathtaking - Mint Condition - Tropical Pool - Quaint - Rare Find - Contemporary - Dramatic - Champagne & Caviar - Texas Sized - Executive - Fresh, Clean.

You can always use a thesaurus.
