Well... We now have a verbal offer! Yes! It is worth the paper it is written on. We should have the offer in writing soon.
As a rule we won't accept a verbal offer or rather we won't allow our clients to take one but since its our house we made a little exception. We know an offer has to be in writing to be binding.
In this case we know the agent and the original offer was not worth paper... Or time for that matter. Even with all the experience and market knowledge we have the seller in me was highly insulted!
They have come up some and we have come down so the current offer is acceptable as far as we now can tell unless the inspections come up with stuff that we're not willing to concede (after all it's a 38 year old house.)
Remember that we have redecorated from the front door to the kitchen sunk! Cleaning too had reached new depths.
We really do not have any more than we did before, but even a verbal offer feels like progress is being made.
