Green Trails - One of Katy's Mature Communities Still Takes Time to Romance the Residents
By Timothy Sojka, Realtor®
I love my beautiful wife even more deeply today than I did when she walked down the aisle 15 years ago. Last summer, my wife, daughter and I were eating at one of my favorite restaurants. On this day we were lucky enough to see one of the truest expressions of love I have ever seen, as we watched a man who I had never met and will probably never meet show me how to be a role model as my marriage matures.
In the blazing Houston heat we watched an elderly couple, easily in there eighties work their way slowly toward an old but well maintained Cadillac. The elderly woman was walking slowly on her cane and the husband trudged forward on his walker. As I watched I noticed the southern gentleman work his way toward the passenger side door and slowly, awkwardly, open the door.
He waited patiently in the sweltering heat as his bride climbed slowly into the passenger seat. Age may have slowed his actions but greatly enhanced the beauty and the love of the act. Another honest observation is that the wife was must love her husband very much. Honestly she was the spryer of the two and could have been in the car more quickly without his assistance. However, she truly understood the importance of the act of chivalry to her husband.
People often confuse love with youth and beauty, however, true loves best expresses itself over the unpredictable pathway of time.
Green Trails, an intrinsically beautiful and perfectly located subdivision seems to truly understand the meaning of long-term commitment. The community boasts homes built mostly in the 80's and 90s. However, the care and beauty of the common areas and amenities speak to the neighborhoods commitment to the residents.
Pride of ownership is also rampant and has translated into the home values. In 2007, over 130 homes sold for an average of $85 per square foot. The average home remained on the market only 27 days. These numbers speak to community that is in demand.
In 2008, the number of homes sold dropped slightly. However average price per square foot increased to over $89 per square foot. This represents an increase of almost 5%. The days on the market were less than 40 days. The average home price increased almost $19,000. Lane Mabray, a Green Trail real estate professional calls Green Trails a Heavenly Bubble. According to Lane most homes sell quickly and some draw multiple offers.
Green Trails is located just south of I10 and is spread from Barker Cypress to Fry Road. No Katy community has better access to I-10 or the Energy Corridor and many Green Trails residents come from the gas and oil industry.
Because of the fantastic amenities, the well-orchestrated maintenance and sense of community many residents have been there since the community began and have every intention of staying.
However, even the most recent residents enjoy Green Trails, Brenden Keyes, a new home owner states "I really enjoy living in Green Trails. My main reason for buying a home there was the fantastic location. It takes me less than 10 minutes to get to work in the Energy Corridor. I also like its location to shopping, and it has easy access to I-10. Green Trails is well maintained and the community has lots of trees, tons of biking trails and it's close to George Bush Park.
So property values have held strong despite the national news, the neighborhood is truly beautiful and the residents have great things to say about Green Trails. Sounds much like a love affair. As you can see, when a neighborhood treats the residents as the hero of our introduction treated his loving wife, the neighborhood responds and loves the community right back.
