A Bad Time to Sell Your Home! | April Fools Day a Day Late
Though a day late, let this be my remedy to a particular April Fools day deception.
Is this a bad time to sell my home is the words that ring clearly in my head as I reflect upon the days happenings in my business? I just think that we will wait until better times in our economy is another statement I hear repeatedly from those that may be on the fence. Has the media been playing April Fools pranks on the residents of northeast Houston. From the doom and gloom slanted takes from our morning news shows like Goodmorning America or the Armageddon is upon us messages from Glen Beck (though I am a frequent watcher of his program), the first question I am asked is, is it a bad time to sell my home? Here are some stats for those living in the Kingwood, Humble, and Atascocita areas.
For those that are living in Kingwood, we are currently experiencing 5.3 months of inventory. How is inventory defined? Months of Inventory estimates the number of months it will take to deplete current active inventory based on the prior 12 months sales activity. A seller's market is defined as any inventory that is less than 6 months. This is not an April Fools joke by any means, Kingwood is in a seller's market. Though not as strong as a few months ago, Kingwood TX is still experiencing a market that is to the favor of the seller.
As for area 1, this is the Atascocita, Eagle Springs, Crosby, Walden on Lake Houston, Summerwood, Fall Creek, and Huffman areas, the current inventory is 6.1 months. Anything that is between 6 and 8 is generally defined as stagnant or flat, but I urge by no means not a reason to decide not to place your home on the market. A great option for a buyer right now is purchasing a new home in area 1. With all the current incentives builders are using in this quickly developing area, there are some great deals in new construction (build from dirt) and new construction inventory homes. With the current market the three most important things to remember is that selling a home involves three factors: price, condition, and location. All three factors are inter-related and must be considered. Whether the market is good or bad, these three factors are considered and the market is actually shaped by the decisions buyers and sellers make the market place. Once the market is established, buyers and sellers follow the trends of the market in the decisions they make. Fortuanately according to the statistics above, which numbers speak the truth, home sellers in the Kingwood and Atascocita area look to experience the benefits of a seller's market.
