Watching football and Open Houses, Do they really go hand & hand? San Antonio, Texas

I've been in the real estate business for about 6 yrs now. I live in San Antonio and I love to go to FSBO (for sale by owner) open houses on days like today..Why you may ask??? Well for starters here in Texas you can imagine if the Cowboys are playing most folks stay home or go out somewhere to watch the game. Which proves my point on why a Realtor can help sell their property. I go into the marketing and why I would like to set up an appointment in my office to go over what I have to offer. 93% of the time I am either their first visitor or their only visitor. I never talk about what my fee is or what I think their home is worth. The reason for having them come to my office is that I have previewed their house, now I need to take time to do the market analysis.

This works well for me. You may find it a little different in your area. The key is if your into working with the FSBO market you need to be ready. I heard one time that the reason a seller goes through this is because they had a bad experience and can't do any worst by selling it themselves. If you do decide to work this market don't compound a problem with a bigger one. Know your area and know your business. Marketing to FSBO's is not for an agent who doesn't have the resources to help the seller or to be honest with the seller. Remember it was never your idea to begin with, you probably picked up a different version of it somewhere so share with others.
