Client in Texas needs Hard Money Help to Buy a Foreclosure

I NEED HELP FOR MY CLIENT:

I sold these folks their home in Long Island back in 2002 and just sold their home for them so they could job related relocate to Texas. They are trying to purchase a foreclosure and following details their needs. CAN ANYONE HELP?

Foreclosure auction in Houstion, TX on Jan 5th. The opening bid on the ReconTrust.com website is $354K. They plan to use $150K of their own cash, and would need up to $350K of temp financing (they are willing to bid up to $450K). They have $360K of permanent financing ready to go through Wells Fargo (4.875% int rate / 1% pt orig fee / 30-years).
