Litton Loan Servicing - Too Little, Too Late

I've had this listing less than 30 days. Yeah, the owners understood that they were behind on their mortgage, and yeah they knew they needed to sell. They waited til they were behind 3 months before they called me. On the day we listed the property, I faxed over a letter of authorization to Litton Loan Servicing. They acknowledged and faxed back requesting a copy of the listing agreement and a copy of the MLS sheet. I did that. I allowed access for their BPO.

Many companies stopped doing foreclosures over the holidays. Not Litton Loan Servicing. The scrooges at Litton sent my clients a letter stating that the foreclosure date was January 5, 2010, today!!! We did everything we could to get them to push back the date. No response until today!!!

An offer came in at 3:00 PM yesterday. I admit that it was pretty late. Not my offer, I'm the listing agent. I faxed over the short sale package along with a preliminary HUD-1 to Litton yesterday at 4:00 PM. I didn't want to wait for a response so I got on the phone and kept calling. Nothing happened. I got on the phone this morning and found out that there was a new person assigned to this property. I faxed the whole package to him and waited.

Foreclosures in Williamson County, Texas happen on the first Tuesday of every month usually between 10:00 am to 1:00 pm.

This afternoon I got the following email:

"Good afternoon:

I had contacted the foreclosure attorneys office and was told the property has gone to sale"

That's it. I faxed them 52 pages and this is what I got back!!!
