No Broker Needed..... A new tech start up that acts as a 'match-maker' for buyer, sellers, tenant and landlords, is making its roll out at the semi annual Demo Conference in Silicon Valley. I understand how the internet is changing our lives, but is it also going to put us out of a job???
For many consumers, REATLORS® are worth their weight in Gold!!!!!
I thought I would list just a few of our skills & duties here:
1. We make House Calls: The chosen REALTOR® comes to your home and brings with them their 'Tool Box'
The 'Tool Box' is full to the brim of all the tools this professional has collected over the years. Education, Wisdom, Market Strategy, Instinct, Enthusiasm, Energy, Confidence, Focus, Rolodex of Contacts, Resources, Market Analysis, Ideas, Creativity, Trained Eye and a LOYALTY to you, the client!! OH and did I mention........NO Service Call Minimum Fee$
2. Contract Specialist: A full knowledge of the contract paperwork needed for you to list and sell your house, while protecting YOU from foreseeable harm.
3. Home Stager: While your particular agent may not be certified in 'staging a home' they have ideas of what will sell and can freely give those to you. However, should you need a more adept 'Staging Professional" your REALTOR® has several that can be referred to you.
4. Photographer / Videographer: Most REALTORS® have their own photography equipment and will do a 'Photo Shoot' of your home to upload to the MLS, their website, their blog and many other internet sites. Hey did I mention ..... NO sitting fees$
5. Detective: Your REALTOR® is going to make every effort to screen those who are viewing your home. Doesn't it make sense to have showings only to those who are qualified to purchase. Do you really want just 'Any Bodies' coming into your private space? Selling a home is an intrusive event, and if that can be kept to a minimum, isn't that worth it$
6. Party Planner: Your REALTOR® is going to plan, advertise and host a party in your homes honor. We call it "OPEN HOUSE" There will be signs, balloons, refreshments, door prizes, printed invitations (to local agents) details about your home (ie. sellers disclosure, builders information, details of recent update , ect....) and of course tours. Your agent may even invite a mortgage broker to be available for the most interested. All of this without YOU lifting a finger....Did I mention the cost......Zip, Zero, Natta$
7. Counselor: Your REALTOR® is ready, able and willing to talk you through the tough times while you home is on the market. Selling a home can be one of life's most stressful events. Not only has your agent been through this many times, but they feel your frustration, when...No offers are coming in, offers have fallen through, the dog chews a hole in the carpet (this is a stressful event for your other family members as well) We are there for you when you need us!!! By the way..we don't charge overtime$
8. Negotiator: Once that offer comes in, the negotiating process begins. There are a multitude of items that can be negotiated, other than SALES PRICE...... TO NAME A FEW....
Financing terms (FHA, VA, CONVENTIONAL, CASH, contributions, down payments, earnest money & Termination option fees) Closing & Option Dates, Residential Service Contracts, Repairs, Special Addendums, Exclusions, Title Policy, Title Company, Survey, Objections, HOA Fees, Possession, and the list goes on and on and on.
9. Interpretor: There is a language that is spoken in Real Estate, as in any other profession. The terminology can be very overwhelming and confusing. Your REALTOR® speakas the language. They will make sure you understand everything as the process goes along. At the closing table they will be your private interpretor!!!
10. Friend: Your REALTOR® does not just disappear because the deal is done. Just pick up the phone or shoot an email and They will be there. It is called SERVICE after the sale. And it is real!!!!
This is by no means an inclusive list of the skills, jobs or hats of a REALTOR®, but it is a thumb nail sketch of some of the things we do for our clients. There is no way to describe the emotions and feeling that go into our profession....It is NOT just a job...It is a calling...it is life style.
When the technical world can replace all of these attributes and more, then I guess I, along with my other REALTOR® peers, will prepare our resumes, so we can work for those companies.
